MacDonald Highlands Homes for Sale in Henderson, NV

MacDonald Highlands is Henderson's signature guard-gated luxury community. It sits high in the foothills of the McCullough Range, and much of it looks out over the Las Vegas Strip and the entire valley. Developer Rich MacDonald launched it in the late 1990s. It has since grown into a collection of hillside villages built around the private DragonRidge Country Club. Joey Andron, a Henderson-based REALTOR® with Simply Vegas, helps buyers and sellers in MacDonald Highlands with pricing, true carrying costs, and the community's design-review rules.

Price Range

MacDonald Highlands has one of the widest price ranges of any luxury community in the valley. Villas, condos, and smaller homes start in the low seven figures. Established custom homes typically trade in the $2 million to $7 million range, and trophy ridgeline estates can exceed $20 million. Buildable lots also come up for sale.

Guard-Gated Security

Two staffed guard gates control access 24 hours a day. Several neighborhoods inside sit behind a second interior gate, which adds another layer of privacy for estate buyers.

Custom vs. Production Homes

Most of the community is custom or semi-custom. Builder collections, such as those by Christopher Homes and Blue Heron, offer turnkey luxury without a two-year build. Custom lots let you design from scratch. Every home, including remodels, goes through the community's design review process.

Golf Club and Membership

DragonRidge Country Club is the centerpiece. It has an 18-hole championship course designed by Jay Morrish and David Druzisky, plus a clubhouse, dining, fitness, spa, tennis, and pickleball. Membership is optional and separate from the HOA. The club doesn't publish its fees, so get the current schedule in writing before you buy.

Architects and Builders

The community mixes Mediterranean estates from its early years with newer desert-contemporary designs. Active names include Blue Heron and Christopher Homes, along with independent custom builders and architects.

Who MacDonald Highlands Suits

It's a good fit if you want:

  • Strip views and elevation
  • A private golf club at home
  • A wide choice of price points in one gated community
  • To relocate from a high-tax state (Nevada has no state income tax)

It's a weaker fit if you want walkability or low monthly carrying costs.

Joey's Take

For the biggest Strip views, focus on the upper ridgeline streets, but know that most of those lots are already built out, so the good ones rarely come up. The better value is usually one level down, where you still get the valley and city lights at a meaningfully lower price per foot. The mistake I see most is budgeting only for the purchase price. Get the HOA, any sub-association dues, and DragonRidge's current membership schedule in writing before you write an offer.
